Powerful Incentives

A site built for capital.

Camp Howze qualifies for two of the most significant federal economic-development programs available to industrial projects.

New Markets Tax Credits

NMTC Federal Program

The site sits within a federally designated underserved census tract (Tract 48097000400), qualifying the development for New Markets Tax Credits administered by the CDFI Fund of the US Treasury.

The program creates a 39% tax credit utilized over a seven-year period. The credit is monetized on the front end, so its value is usable on day one of the investment.

Opportunity Zone

Federal Opportunity Zone

Located within a designated Federal Opportunity Zone, the site offers capital-gains deferral and the potential for tax-free appreciation when held long term.

Together with the NMTC program, these incentives enhance overall investment returns while supporting long-term economic growth in Cooke County.

3 Pillars

Capital investment, in an underserved area, creating community benefit through jobs.
